Understanding Asbestos

Asbestos is a common material that was used throughout homes, workplaces and products up until the 1980s.
Although this is generally the case still Asbestos is still around today. Asbestos generally comes in two forms within building being,
Friable Asbestos. (Loose fill or non bonded) Examples of include, Asbestos lagging on steam/hot water pipes, Asbestos material sprayed on steel beams, Asbestos millboard installed in air-conditioning ductwork where heater banks are present.
This type of material may be referred to as (FRIABLE) asbestos products, which means that it is loosely bound and could quite easily liberate fibres to the air if disturbed. Friable Asbestos was used in insulated materials.
Non Friable Asbestos. The more common use of asbestos in NSW is in the form of bonded building products, e.g. fibro sheeting and pipe work and some vinyl floor tiles (NON FRIABLE).
The asbestos fibres in this type of material are bound into a matrix of cement, plastic or resin and as such are not likely to be liberated into the air if disturbed.
These materials may be referred to as bonded asbestos products. Non Friable Asbestos is common and may not pose a risk if it is in good condition, painted and undisturbed.

Asbestos Inspection, What is the process?
An initial Asbestos inspection. The purpose of the initial Asbestos inspection is to determine the presence or risk of any asbestos materials in the building in accordance with NSW Workplace Health & Safety.
This report specifically refers to a visual inspection on areas of the building that were safely accessible at the time of the inspection to identify Asbestos Containing Materials (ACM) which may be in the building.
This inspection is accompanied by a photographic report. Our inspectors hold current asbestos licences and implement SWMS. In addition we provide an audit and register to help you, trades and your staff identify ACM. The inspection will assess areas on a risk basis and determine if the areas of concern require testing.
Testing Asbestos samples. If the inspector identifies suspected (ACM) Asbestos Containing Materials, We will request and require written approval to test suspected ACM.
We are required to take samples to confirm ACM. Samples of 30mm (3cm) are taken by our firm and sent to a (third party) NATA approved laboratory for confirmation. Please allow 14 days for results to be returned.
If ACM is CONFIRMED OR SUSPECTED we will include a flow chart and management plan. For us to take samples we must be engaged to do so.
